Terms and Conditions for Rental of a Holiday Apartment:
- Subject of Contract: The landlord rents the holiday apartment to the tenant for the agreed-upon period.
- Booking and Payment: Booking of the holiday apartment is done in writing or electronically. The tenant agrees to make a deposit of 30% at the time of booking. The remaining payment is due 7 days before arrival.
- Cancellation: In case of cancellation, the following conditions apply:
- Cancellation 30 days prior to the arrival date: 30% of the total amount will be refunded.
- Cancellation less than 30 days before the arrival date: No refund of the total amount.
- Security Deposit: The tenant shall provide a security deposit of €100 upon arrival. This will be refunded upon proper return of the apartment at check-out. Damages or losses will be deducted from the deposit.
- Use of the Apartment: The apartment may only be used by the agreed-upon number of persons. Sub-licensing is not permitted. Any use of the apartment for illegal activities is prohibited.
- Check-in and Check-out: Check-in is from 3:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure unless otherwise agreed. Cleaning and Maintenance: The landlord is responsible for cleaning the apartment before the tenant's arrival. The tenant is obliged to keep the apartment clean and tidy during their stay. The landlord must be notified immediately of any damages or issues.
- Liability: The landlord is not liable for any losses, thefts, or damages to the tenant's property during their stay in the apartment.
- Pets: Bringing pets is only allowed with prior approval from the landlord.
- Miscellaneous: Any changes or additions to this agreement must be made in writing. Applicable Law and Jurisdiction: This agreement is governed by the law of Općinski sud Pula. Općinski sud Pula is agreed upon as the exclusive place of jurisdiction for disputes arising out of or in connection with this agreement.
The foregoing conditions are binding on both parties and are accepted by booking the apartment.
